One of the last issues any homeowner wants to face is water leaking into their home from their HVAC system, yet this problem is more common than many realize, particularly in systems lacking regular maintenance.
HVAC systems leak due to the condensation process. Air conditioners function like BIG dehumidifiers, taking moisture out of the air, which then condenses and drips down the coil into a drain pan. This water usually exits the home through a PVC drain line. A typical air conditioner can generate anywhere from 20 to 50 gallons of water per day!!
Leakage occurs when the drain pan overflows. Common reasons are dirt, dust, or debris clogging the drain line, preventing water from flowing out. Plus, corrosion of the metal drain pan over time can lead to holes or cracks, allowing water to leak out. If water leaks through the ceiling, it's likely the drain line is clogged.
Regular HVAC maintenance - twice a year, ideally in winter and spring - can prevent these issues. Our technicians can flush out the drain line to remove any buildup. We also recommend installing a float switch. We place these in the drain pan and it automatically shuts off the unit when water reaches a certain level, preventing further condensation and potential flooding.
